Thorofare Capital has originated a $35 million floating-rate senior mortgage to refinance Gateway Commerce Park and support its lease-up phase. The cash-in refinance is secured by the newly built, Class A industrial warehouse and distribution complex in Hardeeville, South Carolina, positioned near the Port of Savannah.
Gateway Commerce Park comprises two industrial buildings totaling 449,280 square feet. Delivered in 2025, the project is described as offering flexible configurations designed to serve a range of warehouse and distribution requirements. Individual tenant spaces can be tailored from approximately 36,000 square feet up to more than 330,000 square feet within the park.
The loan from Thorofare Capital is structured as a floating-rate, interest-only senior mortgage. Proceeds are intended to facilitate a cash-in refinance of the property while also backing the sponsor’s ongoing lease-up efforts. The interest-only structure is aligned with the sponsor’s strategy to stabilize occupancy at the newly constructed industrial park.
The sponsor is actively marketing Gateway Commerce Park to warehouse and distribution users as it works to bring the complex to stabilized performance. The property’s configuration and scale allow it to target both mid-size and larger industrial tenants that require modern distribution space.
Located in Hardeeville, Gateway Commerce Park sits less than 20 miles from the Port of Savannah. This proximity provides access to one of the largest container ports in the United States, which includes what is described as North America’s largest single-terminal container facility. The location is intended to give future tenants convenient connectivity to global trade flows moving through the Savannah port, reinforcing the property’s positioning as a regional logistics hub.
