Third & Urban is advancing plans for Northbend, a $605 million redevelopment of the outdated Corporate Square office park just northeast of Atlanta.
According to the Atlanta Business Chronicle, the project will feature a mix of retail, additional office space, for-sale and rental housing, and lodging.
Scheduled to break ground in mid-2026, the first phase of Northbend will include:
– 10,000 square feet of retail
– 390 multifamily units
– 23 rental townhomes
– 119 for-sale townhomes
– 140 corporate housing units
– A 1-acre activated public plaza
This initial phase is designed to support the thousands of employees working at the nearby Children’s and Emory hospitals.
Third & Urban also holds entitlements for 100,000 square feet of medical office space that could be developed in the future. Plans may additionally include a 150-room boutique hotel.
Peachtree Group has provided a $37.5 million loan to help cover acquisition costs and fund infrastructure improvements, including roads, green space, and development pads.
