**Therma Inks Full-Building Lease at San Jose Logistics Center**
CBRE has secured a full-building lease totaling 212,683 square feet on behalf of Therma LLC at the newly delivered San Jose Logistics Center, a Class A industrial warehouse property.
The deal was brokered by CBRE’s Vice Chairman Chip Sutherland and Executive Vice President Brian Matteoni, who represented the owner, a fund managed by Ares Real Estate. The logistics center is operated by Ares Industrial Management, a prominent owner and operator of logistics facilities nationwide.
“The lease-up with immediate commencement of the recently delivered San Jose Logistics Center underscores the demand for modern logistics and manufacturing space in today’s market,” said Matteoni. “With limited new supply, occupiers such as Therma are moving quickly on newer product that is well-located, with ample power today, and access to additional power.”
Located at 650 N. King Road in San Jose, the facility features 36-foot clear heights, 27 dock-high loading doors, two grade-level doors, ample trailer parking, and light industrial zoning. It also offers strategic proximity—within two miles—to major transit corridors including Interstate 680, Highway 101, and the Berryessa BART station.
This lease highlights the strong demand for state-of-the-art industrial space in one of Silicon Valley’s key logistics corridors.
