**TGS Cedar Port Signs Nearly 500K-SF Rail-Served Lease, Largest of the Year**

Partners Real Estate has secured a major tenant for the TGS Cedar Port Industrial Park in Baytown—marking the largest rail-served industrial lease of the year. The lease covers the entire 496,421-square-foot TGS Cedar Port DC 2 building, which was completed in 2023. The facility benefits from dual rail service by Union Pacific and BNSF, enhancing its appeal to distribution and logistics-focused users.

The landlord, TGS Cedar Port Partners, L.P., was represented in the transaction by John Simons, Gray Gilbert, and Chris Haro of Partners Real Estate. The name of the tenant has not been disclosed.

TGS Cedar Port DC 2 is part of the larger TGS Cedar Port Industrial Park, one of the most prominent rail-served industrial developments in the region. In addition to DC 2, the park currently has two other distribution centers available for immediate occupancy. Plans are also underway for DC 5, a 609,000-square-foot facility with the capability for expansion to more than 900,000 square feet.
