Bank financing for a fully leased retail center with a long weighted average lease term, alongside fresh growth capital for SparrowHawk, highlights lender and equity appetite for stabilized and expansion-oriented Texas strategies.

Leadership changes, financing activity, and new industrial development are shaping current commercial real estate moves across Texas. Avison Young, JLL Capital Markets, Holt Lunsford Commercial Investments, and SparrowHawk all reported new milestones that highlight both capital markets engagement and portfolio growth strategies.

In Houston, Avison Young has appointed Matthew Seliger as Principal and Market Leader for the firm’s office there. Seliger is charged with driving the market’s strategic growth initiatives, with a mandate to expand the company’s capabilities across brokerage, property management, project management, and valuation services. His role also includes recruiting additional industry talent to support the firm’s expansion. Seliger brings experience in agency leasing, tenant representation, strategic lease negotiations, and asset positioning within the commercial real estate sector.

JLL Capital Markets arranged financing for Cornerstone Plaza, a fully leased retail center in Southlake, Texas. JLL represented the borrower, Brownlee Waggoner Holdings, in securing the loan. Hillcrest Bank provided the financing. Cornerstone Plaza was built in 2002 and offers 51,664 square feet of net rentable area across two buildings situated on 5.9 acres. The property includes 273 parking spaces and is fully leased to eight tenants. The center’s weighted average lease term is 9.7 years, providing a long-duration income profile for ownership.

In North Fort Worth, Texas, Holt Lunsford Commercial Investments has acquired a 26.5-acre site for the planned development of Meacham 820 Crossing, a two-building Class-A industrial project. The industrial park is expected to total about 238,000 square feet. Building 1 is planned at approximately 105,000 square feet, while Building 2 is planned at approximately 133,000 square feet. Construction is scheduled to begin in the fourth quarter of 2026, with delivery targeted for the fourth quarter of 2027, adding new Class-A industrial space to the local market upon completion.

Houston-based SparrowHawk expanded its senior leadership team with two executive hires. Scott Brast has joined as Senior Vice President of Investments and Capital Markets, and Peter Wismer has been named Senior Vice President of Finance and Financial Reporting. Earlier in the year, SparrowHawk secured a strategic partnership with Almanac Realty Investors that provides up to $300 million of growth capital. The capital is designated to support acquisitions, portfolio expansion, and overall platform growth for the firm.
