TerraCap Sells Revamped Phoenix Business Park for $38 Million

TerraCap has successfully sold the Koll Cotton Center, a seven-building light industrial project in Phoenix’s Sky Harbor submarket. The property, totaling 228,605 square feet and boasting a 98% occupancy rate at the time of sale, was acquired by G.W. Williams Co.

Leading the transaction was Molly Hunt from Cushman & Wakefield who facilitated the deal for TerraCap. In 2021, TerraCap saw potential in Koll Cotton Center as a value-add opportunity and invested in upgrades such as new roofs and exterior improvements during their ownership.

Strategically located at 4050 East Cotton Center on an expansive 17.8 acres near I-10 and Loop-202 with easy access to Phoenix Sky Harbor International Airport, Koll Cotton Center is highly desirable for businesses seeking convenient transportation options. Additionally,the property is just under fifteen miles away from BNSF intermodal rail facility located in Phoenix’s West Valley.

This successful sale marks another milestone for TerraCap as they continue to make strategic investments that yield profitable returns on behalf of their clients.
