Chiofaro Unveils Tenant-Only Amenity Center at International Place
CRE Market Beat Take
A $100-million, amenity-led repositioning in a CBD office tower underscores how capital is being deployed to retain and differentiate tenancy in competitive urban office markets.

The Chiofaro Company has announced substantial completion of The Aries Club, a new tenant-only amenity center at International Place in Boston’s Financial District. Encompassing 23,000 square feet, the amenity hub is positioned as the focal point of a $100-million repositioning of the two-tower office complex. The initiative is intended to reframe how tenants interact with shared space at the property by concentrating on features that are expected to be actively used throughout the workday.

The Aries Club was developed following extensive research led by The Chiofaro Company in collaboration with global architecture firm Gensler. According to the ownership, this process was aimed at understanding how office users engage with amenities and what types of environments support both productivity and community. The result is a program that emphasizes flexibility, social interaction, technology integration, and wellness, rather than purely decorative common areas.

Among the key components of The Aries Club is a 130-seat multi-purpose room designed to accommodate a range of uses, from town halls and training sessions to presentations and larger corporate gatherings. The space is intended to give tenant companies an on-site venue for meetings and events without needing to leave the property. Adjoining this area, a members’ lounge and full-service bar offer a more informal setting where tenants can host clients, connect with colleagues, or unwind before or after the workday.

The Aries Club also incorporates an immersive technology center, reflecting the emphasis on integrating advanced digital tools into the office experience. This component is designed to support technology-enabled meetings and presentations, as well as other interactive uses that benefit from high-spec audiovisual infrastructure. Additional event spaces within the club expand the options for both building-wide programming and tenant-specific functions, offering a variety of room types and configurations under one roof.

Wellness rooms are another part of the amenity mix, supporting quiet use, relaxation, and individual needs that fall outside traditional office layouts. These spaces respond to evolving expectations around workplace well-being and acknowledge that tenants increasingly look for environments that address health and balance as part of their daily routine. Together, the club’s program elements are intended to create an experience more akin to an exclusive downtown club than a conventional office common area.

Describing the initiative, Don Chiofaro Jr., vice president of The Chiofaro Company, called The Aries Club a transformative asset for International Place and a significant evolution in workplace amenities. He highlighted the role of thoughtful design, innovation, and an elevated tenant experience in shaping the project, and noted that the goal was to deliver a setting where tenants feel part of a private club embedded within their office complex. With the substantial completion milestone reached, The Aries Club now serves as the centerpiece of the broader, $100-million repositioning effort at the landmark two-tower property in Boston’s Financial District.
