**Taunton Lease Combines Build-to-Suit, Industrial Outdoor Storage**
Marcus Partners has finalized a lease agreement for a build-to-suit industrial project featuring outdoor storage with a major utility provider in Taunton, Massachusetts. Located at 425 John Quincy Adams Road in the Myles Standish Industrial Park, the project marks Marcus Partners’ second office-to-industrial conversion within the park and is slated for completion in late 2025.
“We are seeing demand from users who want IOS with quality ancillary facilities in prime locations,” said Josh Berman, Principal and Head of Construction at Marcus Partners. “The current market demands strategic thinking and creative approaches to change-of-use opportunities in order to maximize underutilized sites.”
The site previously housed a 95,000-square-foot office building. Under the new lease, the property will be redeveloped to feature 4.4 acres of improvements, including a newly constructed 40,000-square-foot ancillary flex facility, along with three acres dedicated to industrial outdoor storage.
This strategic redevelopment highlights the growing trend of converting traditional office assets into modern industrial facilities, leveraging underutilized real estate in high-demand locations.
