A 148,000-square-foot Target anchoring Medina Station, with multiple co-tenants already leased, helps de-risk lease-up and supports the center’s income profile for owners and lenders.

Target is preparing to debut a new large-format store at Medina Station in Mesa, marking the retailer’s sixth location in the city. According to reporting cited from the Phoenix Business Journal, the new Target will occupy a 148,000-square-foot space at 1517 S. Signal Butte Road and is scheduled to open next month.

The store will feature several in-store offerings, including a CVS Pharmacy, a Starbucks Cafe and Target Optical. The Mesa Signal Butte Target is expected to employ more than 190 people once it is fully staffed, adding a notable number of retail jobs to the immediate trade area.

The Target location will be the first retailer to open within Medina Station, a new 64.5-acre mixed-use shopping center situated at the southeast corner of Southern Avenue and Signal Butte Road. The project is being developed by Scottsdale-based SimonCRE, which is planning a significant concentration of retail space at the site.

At full buildout, Medina Station is expected to comprise approximately 300,000 square feet of retail space. Target’s opening will serve as the initial phase of activity at the center, establishing an anchor presence ahead of additional store and restaurant openings that are planned as part of the broader development.

Several other national and regional brands have already committed to Medina Station through signed leases. Retailers and restaurants slated to join Target at the project include Dick’s Sporting Goods, Einstein Bros. Bagels, Boot Barn, Zara Nails, Cafe Zupas, OHSO, U.S. Bank and Hawaiian Bros. These users will round out a tenant mix oriented around daily needs, soft goods and food and beverage offerings.

The Mesa Signal Butte store will represent Target’s 51st location in Arizona, underscoring the retailer’s continued expansion within the state and its focus on the Mesa and greater Phoenix-area customer base. As the first operating retailer at Medina Station, Target’s opening will help establish traffic patterns at the new center and set the stage for subsequent tenant openings as SimonCRE advances the mixed-use project.
