Jeff Swickard, president and CEO of Swickard Group, has acquired a 90% interest in Park Avenue West, adding another high-profile asset to his growing holdings in downtown Portland. The transaction gives Swickard a controlling stake in what is described as the fourth-largest building in the city’s core and continues a focused investment program that has approached $250 million in Portland over the past year.

The new investment follows Swickard’s recent purchases of several prominent Portland properties, including the landmark U.S. Bancorp Tower, commonly known as Big Pink, the Five Oak Building and BMW Portland in the Goose Hollow neighborhood. Collectively, these acquisitions signal an ongoing commitment to significant, long-term capital deployment in the city’s commercial real estate market.

Park Avenue West is a 30-story mixed-use tower located at 760 S.W. Ninth Ave., across from Director Park and near Nordstrom. The property opened in 2016 and combines luxury residential units with office space and ground-floor retail. Among the building’s retailers is Pendleton Woolen Mills, contributing to the tower’s role as a mixed-use destination within the downtown environment.

Under the new ownership structure, Swickard is investing alongside the existing ownership group led by TMT Development and other partners, who will retain the remaining 10% stake in the property. While no pricing or financing details were disclosed, the article notes that Swickard’s commitment of more than $100 million for the majority interest in Park Avenue West represents another substantial allocation of private capital into downtown Portland commercial real estate.
