The planned 600 hotel keys tied to a new stadium and mixed-use district signal growing hospitality supply concentration around Mesa’s reinvestment corridor, which could recalibrate comp sets and event-driven demand capture in the East Valley.

Sunny Day Sports has outlined plans to bring two new hotels to the former Fiesta Mall property in Mesa, as part of a broader redevelopment of the site into a mixed-use destination called the Palo District.

The project area spans roughly 80 acres and is slated to be repositioned with a mix of uses, including medical facilities, a sports stadium, office space, and a range of retail and restaurant offerings. Within this master plan, the hospitality component is expected to add a combined total of about 600 rooms across two hotels.

Early plans indicate that one of the hotels will be a larger 400-room property. If completed as proposed, this 400-key asset would become the largest hotel in Mesa as well as in the broader East Valley. The hotel is planned immediately adjacent to the future stadium, positioning it to serve event activity and related demand generated by the venue.

The larger hotel is being programmed with a substantial conference area, aligning it with group, team, and event-related business. According to the developer, the property is expected to accommodate teams, coaches, officials, and fans associated with games and events at the stadium, reinforcing its role as an anchor hospitality asset within the district.

The second hotel is envisioned as a higher-end extended-stay offering with approximately 200 rooms. While specific branding and design details have not yet been disclosed, this smaller property is intended to complement the larger hotel by targeting longer-stay guests and demand associated with both the stadium and the surrounding medical, office, retail, and restaurant uses planned for the Palo District.

Sunny Day Sports is leading the redevelopment effort and is working with development partner Plaza Cos. on the execution of the plan. The team has not yet finalized a hotel operator for either property, and no specific flag or brand has been announced at this stage.

Both hotels are currently anticipated to open in early 2028, aligning delivery with the broader build-out of the Palo District and the planned stadium. Additional details on construction phasing, capital structure, and hotel programming have not been released.
