Subtext Enters Arkansas Student Housing Market with VERVE Fayetteville Development
Subtext is expanding into the Arkansas student housing market with its newest project, VERVE Fayetteville, an 843-bed development located adjacent to the University of Arkansas. The project is scheduled for completion in August 2027 and is being developed in partnership with joint venture equity partner Kayne Anderson Real Estate.

Situated at 707 W Treadwell Street in Fayetteville, the development will feature 33,000 square feet of indoor and outdoor amenity spaces. The site offers convenient walkability and access to the University of Arkansas campus, downtown Fayetteville, the local greenway, theaters, shopping, restaurants, and live music venues.
The project team includes Kennedy Wilson as the lender, Brinkmann Constructors as the general contractor, Modus Studio as the architect, and Vida Design for interiors. Additional partners include AJC Design Group for landscape architecture, Viewtech for structural engineering, McClelland Consulting Engineers, Inc. for civil engineering, and ENGR3 for mechanical, electrical, and plumbing (MEP) services. The development site was brokered by John Rowland and Steve Lane of Colliers | Arkansas.
