**Stream Realty Partners Sells 1M-SF of Houston Industrial Space at Empire West**
Stream Realty Partners has completed the sale of three industrial buildings—Empire West Buildings 1, 3, and 8—totaling 1,038,619 square feet, along with a 16.6-acre outdoor storage yard. The properties are part of the larger Empire West industrial development, a Class A, institutional-grade portfolio encompassing 3,969,811 square feet across 10 buildings in Houston’s West submarket.
Developed and delivered by Stream between 2021 and 2025, the Empire West campus has grown into a major logistics and distribution hub in the region. The 300-acre site, located at 100 Empire Boulevard in Brookshire, Texas, offers immediate access to Interstate 10. The development is now fully leased, with tenants including Pro Pac, Tesla, H-E-B, and Ferguson Enterprises.
Stream acquired the land in October 2019 and completed the multi-phase project over several years. The company has been highly active in the market, selling more than $1 billion in assets over the past 12 months.
The recent transaction was marketed by Stream’s Capital Markets team, led by Seth Koschak and Matteson Hamilton, in collaboration with Eastdil Secured.
