Stream Realty Partners’ Irvine office has closed 14 transactions valued at $7 million in the recent months. Lease and sublease deals have spanned from 1,100 to 9,054 square feet for a total of 51,160 square feet. Six of these transactions involved companies that are new to Orange County.
Jarret Stinger, an associate with Stream Southern California’s investment sales division said the deals included: representing Endurant Energy in three separate transactions which helped them expand into Inland Empire (an industrial warehouse), San Jose (an industrial warehouse) and Irvine (new headquarters office). Representing the owner of 32 Mauchly in Irvine for a lease that included Eurofins – an 11.6 billion dollar company; now available as a leased investment with Stinger serving as broker; representing regionally renowned chiropractor relocating to facility with ocean view in San Clemente; completing four deals helping local trades such as two HVAC professionals plus electrician and plumber expand operations within Orange County; representing multi-city medical group purchasing fully leased medical facility & assisting large local nonprofit relocate to submarket more suited its current needs.
Many leases–the companies involved asked not be identified–were shorter terms than usual according Mr Stinger “Tenants are seeking one or two year leases rather than three-to five year agreements landlords typically used” he said
