Newmark Retail has arranged a 13,900-square-foot lease for Stout NYC at 373 Park Avenue South in Manhattan’s NoMad neighborhood, adding a fifth Manhattan outpost for the gastropub operator and its first location along Park Avenue South. The deal keeps a long-running restaurant space active on the corridor, as the premises had previously been occupied by Dos Caminos for more than two decades.
The leased space totals approximately 13,900 square feet across multiple levels. The layout includes about 6,500 square feet on the ground floor, 7,310 square feet on the lower level and an additional 90-square-foot mezzanine area. The configuration gives Stout NYC a large-format footprint that can accommodate both dining and bar operations in a high-visibility Midtown South setting.
Ownership of 373 Park Avenue South is a joint venture between Olmstead Properties and Vertex. The landlord was represented by a Newmark Retail team led by executive vice chairman Ariel Schuster, senior managing director Michael Paster and associate Jenna Kestan, working in conjunction with in-house representatives Steven Marvin and Jonathan Bock. On the tenant side, Henry Rossignol of CBRE represented Stout NYC in the transaction.
Commenting on the leasing environment for food-and-beverage operators along Park Avenue South, Steve Marvin, executive managing director and partner at Olmstead Properties, noted that Stout has built a strong reputation in New York over the last 20 years and that opportunities for large-format, second-generation restaurant spaces in this corridor have become increasingly limited. He added that Stout was viewed as a good match for both the building and the surrounding neighborhood, and that the lease underscores continued interest from established food-and-beverage users seeking prominent Midtown South locations.
The new lease extends the long-running use of the 373 Park Avenue South space as a full-service restaurant and bar, transitioning from one long-term tenant to another without a change in use. It also reinforces NoMad’s positioning as a dining and nightlife destination within Manhattan, with Stout NYC adding another branded concept to the area’s existing roster of food-and-beverage offerings.
