Stockdale Buys 130,000-Square-Foot Austin Medical Office Building

Stockdale Capital Partners has recently acquired 1401 Philomena @ Mueller, a 130,000-square-foot medical office building in Austin. The asset was sold by Gemdale USA and is located at the heart of the Mueller Austin community.

This five-story property was completed in 2023 on a spacious 1.7-acre lot and received a $35 million construction loan from BMO Bank in 2021, according to Commercial Edge data. Designed by STG Design and constructed by Rogers–O’Brien Construction, this modern healthcare center boasts GROW Pediatrics and Adolescent Medicine among its tenants.

Situated at the prime location of Philomena Street within Mueller Austin’s vibrant urban village redevelopment project on the former Robert Mueller Municipal Airport site, this building offers convenient access to Dell Children’s Medical Center as well as Interstate-35 for easy transportation options. Other notable medical facilities nearby include Austin Emergency Center, CommUnity Care: David Powell Health Center and St.David’s Medical Center.

Overall Stockdale’s recent acquisition adds another impressive MOB property to their portfolio while also contributing positively towards enhancing healthcare services for residents of central Texas.
