SL Green Realty Corp. has completed a five-year lease renewal with Steadfast Financial LP at 450 Park Avenue, extending the investment firm’s presence across the entire 20th and 21st floors of the Midtown Manhattan office tower. The agreement covers 21,640 square feet and maintains Steadfast Financial’s footprint in one of New York’s most established business corridors.

Steadfast Financial, which provides investment advisory services and manages private investment funds, has been a long-term tenant at the property. The renewal keeps the firm in a location that offers direct access to Midtown’s corporate, financial, and professional services ecosystem while allowing it to continue operating from a contiguous, full-floor configuration in the building.

Steven Durels, executive vice president and director of leasing and real property at SL Green, noted the significance of retaining Steadfast Financial at 450 Park Avenue. He emphasized the strength of the corridor, describing Park Avenue as the single best office submarket in the United States, reflecting the landlord’s conviction about the long-term positioning of this stretch of Midtown Manhattan within the broader office market.

Steadfast Financial LP was represented in the renewal by Ben Friedland and Taylor Scheinman of CBRE, who advised the tenant on the transaction. The representation underscores the continued role of institutional brokerage firms in negotiating renewals for financial-sector occupiers in top-tier office locations.

SL Green has recently invested in upgrades at 450 Park Avenue, completing a new lobby and a spa-like wellness center aimed at enhancing the tenant experience. The amenities include a state-of-the-art fitness area, a golf simulator, F-1 racing simulators, and hotel-style locker rooms, indicating a focus on health, wellness, and experiential offerings within the building. These improvements align the property with evolving tenant expectations for amenitized office environments.

The renewal also fits within SL Green’s broader Park Avenue strategy, as the company maintains a significant footprint along the corridor.
