St. John Properties Signs Inaugural Five Leases at Hunt Valley Exchange
CRE Market Beat Take
Reaching 67% lease-up with additional pad sites still to market shows how speculative flex and retail space can build leasing momentum before full stabilization.

St. John Properties, Inc. has executed the first round of leasing at Hunt Valley Exchange, with five inaugural tenants committing to more than 26,000 square feet of space at the newly delivered mixed-use community. The leases mark an early milestone for the project and begin to activate the flex, R&D, and retail components across the property.

Hunt Valley Exchange totals 110,000 square feet and is positioned at the corner of York Road and Wight Avenue. The development includes two 23,000 square foot flex and research-and-development buildings located at 25 and 35 Wight Avenue, providing space suitable for a range of commercial and light industrial users. An 8,165 square foot inline retail building at 11060 York Road delivers street-facing frontage for food-and-beverage and service tenants.

The initial retail and service lineup includes Dunkin’, Elite Golf Studios, GPT Wine & Spirits, and Spicy Olive Indian Restaurant, all of which have signed leases and are expected to open by year-end. These tenants bring a mix of fast-casual food, experiential entertainment, and neighborhood-serving retail to the project. The Goddard School has also committed to space at the property and is scheduled to open in 2027, adding an education component to the overall tenant mix.

St. John Properties acquired the 17-acre site in 2023 and has since delivered speculative flex, R&D, and retail space across the campus. With the latest leasing activity, Hunt Valley Exchange is now reported to be 67% leased. Approximately 30,000 square feet of space remains available for tenants seeking flex or R&D accommodations, as the landlord continues to market the project to prospective users.

In addition to the existing buildings, St. John Properties is also marketing two retail pad sites for future development at Hunt Valley Exchange. These pads offer opportunities for additional retail or service concepts that could complement the current tenant roster and expand the range of uses at the property over time, subject to future leasing and development decisions.

The buildings at Hunt Valley Exchange feature all-brick-and-glass exteriors and 18-foot ceiling heights, providing modern curb appeal and functional clear heights for a variety of uses. Rear dock and drive-in loading further support operational flexibility for tenants in the flex and R&D space, aligning the physical design of the project with the needs of light industrial, service, and commercial occupiers.
