A joint venture between St. John Properties, Inc. and Somerset Companies has completed the first phase of Melford Mansions, a new luxury multifamily community within Melford Town Center in Bowie, Maryland. The delivery advances the build-out of the mixed-use town center and adds new high-end rental housing to the area.
The initial phase consists of four five-story residential buildings. Together, these first buildings introduce 197 apartment homes to the market, with a mix of studios and one-, two-, and three-bedroom floor plans. Units range in size from 516 square feet for the smallest layouts to 1348 square feet for the largest residences, offering a variety of options for different household types.
When the project is fully built out, Melford Mansions is planned to encompass eight residential buildings totaling 435 apartment homes. The phased approach allows the joint venture to bring units online while continuing construction on remaining buildings, positioning the community for a gradual lease-up as additional inventory is completed.
Melford Mansions was co-designed by Architects Collaborative and KTGY, bringing together two design firms on the architectural concept for the community. Aumen Asner, Inc. led the interior design work, shaping the look and feel of the building interiors and common areas. St. John Properties’ in-house multifamily construction division served as general contractor, overseeing all construction activities for the first phase.
Bozzuto Management has been engaged as the leasing and property manager for Melford Mansions. The firm is responsible for marketing the new units, handling day-to-day property operations, and managing the resident experience as the community begins to lease and stabilize.
The project marks the sixth joint venture partnership between St. John Properties and Somerset Companies, underscoring an ongoing development relationship between the two firms. Their latest effort at Melford Town Center builds on the delivery of Aspen at Melford Town Center, a 388-unit luxury multifamily community completed by the same group in 2023 and located adjacent to Melford Mansions.
With Melford Mansions now partially delivered alongside the recently completed Aspen at Melford Town Center, the joint venture continues to expand the multifamily footprint within Melford Town Center, contributing additional modern rental housing to the Bowie market.
