**St. John Properties Breaks Ground on Wake Forest Exchange Mixed-Use Development**

St. John Properties has officially broken ground on Wake Forest Exchange, a new 30-acre mixed-use business community in Wake Forest, North Carolina. Once completed, the development will feature over 175,000 square feet of flex/R&D, single-story medical office, and retail space.

As part of the first phase, the company is building a 60,240-square-foot flex/R&D facility and an 11,112-square-foot single-story retail building. The site is strategically located near Capital Boulevard and South Main Street (Falls of Neuse Road), offering strong accessibility and visibility in the Wake Forest area.

The master plan includes the speculative development of six buildings: three flex/R&D buildings, one single-story medical office building, and two inline retail buildings. These components are designed to offer convenient amenities for both tenants and employees of the Wake Forest Exchange as well as the surrounding community.

Construction will be carried out in phases, with progress driven by leasing demand. The entire project is targeted for full completion by 2027.
