SRS Real Estate Partners has completed the $14.95 million sale of a fully leased, two-tenant retail property at 540 Maple Avenue East in Vienna, Virginia, approximately 15 miles from Washington, D.C. The asset, which opened in 2019, occupies a 1.19-acre site in what is described as a premier infill location in the heart of Vienna. The seller was the property’s original developer, and the buyer is identified as a local investor.
The two-story building is anchored on the ground floor by Chick-fil-A, which operates a restaurant with a drive-thru lane. On the second floor, Flagship Carwash runs a full-service carwash facility, giving the property a mix of daily needs and service-oriented retail uses. The combination of a nationally recognized quick-service restaurant and an established carwash operator has resulted in full occupancy at the property.
SRS Capital Markets professionals led the sale process on behalf of the seller. Executive Vice President & Managing Principal Andrew Fallon and First Vice President Philip Wellde represented the original developer, marketing the asset as a net lease investment opportunity. Their assignment culminated in the closing of the transaction with the local investor buyer, continuing the property’s transition from developer ownership to private investment capital.
According to Fallon, the offering generated significant interest from a broad investor base, including high-net-worth individuals and 1031 exchange buyers. He noted that investors were drawn to the combination of a high-quality physical asset, long-term passive income potential, and building features described as having tax-efficient components. The net lease structure, combined with recognizable tenants and the infill location, positioned the property as a sought-after option for investors seeking stable cash flow.
