Southern Land Company is advancing plans for its first project in the Houston market, a large-scale mixed-use development at 2811 Kirby Drive. The company expects to break ground this year on the site, which is located in Houston’s Upper Kirby district and positioned within the popular River Oaks neighborhood. The planned project is described as totaling nearly 1 million square feet and is designed to combine residential, office and restaurant uses in a single integrated development.
The plan calls for two towers rising from a shared parking garage structure. One of the towers will be a 38-story residential high-rise that is programmed to include 331 apartments along with 18 penthouses. The residential offering is aimed at high-density urban living, with the penthouse component adding an upper-tier option within the building’s overall unit mix.
The second tower will rise 10 stories and is planned to incorporate four stories of office space. Both towers will share a common parking garage base, which is expected to support the parking needs of residents, office users and restaurant patrons. Within this shared garage structure, the development will also include 6,500 square feet of restaurant space, providing an on-site dining component integrated directly into the project.
In addition to the restaurant space that will be incorporated into the parking and podium levels, plans also call for a separate 10,000-square-foot restaurant building on the site. Together, the two restaurant components are intended to add food-and-beverage options that serve the mixed-use development and the surrounding Upper Kirby and River Oaks area.
The residential tower will offer a range of amenities, including a spa, guest suites and a fitness center. The fitness center is planned to be accessible to both residents and office tenants, creating a shared amenity that connects the project’s different use types. These features are designed to support both lifestyle and workplace needs within the same development footprint.
On the office side, Stream Realty Partners in Houston has been engaged to lead the marketing and leasing efforts for the office space within the 10-story tower. The involvement of a dedicated leasing team underscores that the office component is a core part of the program alongside the residential and restaurant uses. As the project moves toward its anticipated groundbreaking, it represents a notable mixed-use addition to the Upper Kirby district and River Oaks neighborhood corridor along Kirby Drive.
