Southern Land Co. has closed on $165.9 million in construction financing to advance a large mixed-use project underway in Houston’s Upper Kirby neighborhood. According to reporting from the Houston Business Journal, Bank OZK provided the loan to fund construction of the 2811 Kirby development, which is already under construction following an April groundbreaking.
The project is planned on a 2-acre site at 2811 Kirby Drive, near the intersection of Kirby Drive and Kipling Street. At full build-out, the development is expected to comprise approximately 953,000 square feet and will be organized into two distinct towers along with a street-level restaurant component. The program includes one residential tower, one office tower, and ground-floor space set aside for food-and-beverage users.
On the multifamily side, Southern Land Co. is developing the 38-story Lily River Oaks luxury residential tower. Plans call for a total of 331 apartments in the building, including 18 penthouse units. The residential tower is positioned as the primary housing component of the mixed-use project, with the scale of the building contributing significantly to the overall square footage of the development.
The commercial portion of 2811 Kirby will feature a separate 10-story office tower. That building is expected to deliver approximately 107,000 square feet of Class AA office space, positioning the project in the upper tier of the local office market. Stream Realty Partners has been engaged to lead leasing efforts for the office component, giving the development a dedicated commercial leasing platform as construction progresses.
In addition to the residential and office towers, the development plan includes about 15,000 square feet of ground-level restaurant space. This food-and-beverage area is designed to activate the street frontage along Kirby Drive and Kipling Street and provide on-site amenities for office users, residents, and visitors to the project.
Southern Land Co. is moving the project toward an expected delivery in 2028. The firm has assembled a project team that includes Andres Construction as general contractor. Design responsibilities are being handled by Solomon Cordwell Buenz, which is serving as both architect and interior designer for the mixed-use development.
The 2811 Kirby project combines high-rise multifamily, Class AA office space, and restaurant offerings within a single Upper Kirby site, supported by a sizable construction loan from Bank OZK. With financing in place and construction already underway, Southern Land Co. is advancing one of the larger mixed-use developments currently planned for this part of Houston.
