Skender has successfully completed the construction of Fifth City Commons, a 43-unit, 60,000-square-foot affordable housing complex located at 3155 West 5th Avenue in Chicago’s West Side.
The new development addresses the housing needs of East Garfield Park residents, offering affordable living for individuals and families with incomes between 30% and 80% of the area’s median income. All units in the complex adhere to Passive House standards, emphasizing sustainable energy use.
The Fifth City Commons site remained vacant for decades until 2019 when the City of Chicago selected it for redevelopment as part of the global C40 Reinventing Cities Competition. The initiative encourages cities worldwide to utilize vacant land for sustainable, net-zero developments.
The three-story complex features a mix of one-, two-, and three-bedroom apartments, as well as community rooms, a resident terrace, a fitness room, laundry facilities, and on-site management offices.
Skender, in collaboration with joint venture partner Ashlaur Construction, Nia Architects, and Perkins&Will, completed the project with contributions from engineering firms dbHMS, Rubinos & Mesia Engineers, Omni Ecosystems, and TERRA Engineering.
