**Skanska to Develop 31-Story Mixed-Use Tower in Houston’s Montrose**

Skanska has announced plans to construct a 31-story apartment tower featuring approximately 30,000 square feet of retail space at the intersection of Westheimer Road and Montrose Boulevard in Houston. The new development, named Starling, will be located at 1001 Westheimer Road.

According to the *Houston Business Journal*, Skanska acquired the 2.86-acre site for $27 million in August 2020. This prime location in the heart of Montrose previously housed a retail plaza that included tenants such as Half Price Books, Mattress Firm, Mattress Pro, and Spec’s Wine and Spirits.

The project joins several other high-profile developments in the surrounding area. One block east, the $105 million Montrose Collective, a mixed-use development, broke ground in February 2020 and opened in 2022. The Montrose Collective has attracted several new-to-Houston tenants and recently became home to the Freed-Montrose Neighborhood Library.

Colliers representatives Wade Greene and Hannah Schiro from the firm’s Houston office have been enlisted to pre-lease the retail spaces ahead of construction.
