The Park, a 185-acre mixed-use campus in Berkeley Heights, NJ, is advancing its $500 million redevelopment with the addition of six new retail tenants at The District at The Park. The new commitments are scheduled to begin opening in July as the former office campus continues its transition into a contemporary mixed-use environment.
The latest leases introduce a combination of food and beverage, wellness, pet services, and athletic apparel concepts to the property. On the dining side, Four Spoons Ice Cream Company will bring a dessert-focused concept to the campus, while Doner Shack and Cafe Exchange will add new options for casual food and drink. These operators are expected to broaden the on-site offerings available to workers, residents, and visitors at The Park.
Wellness is also a core component of the new tenancy. Prime IV Hydration & Wellness plans to open a modern wellness facility at The District at The Park, expanding access to health-focused services within the campus. The addition aligns with the broader repositioning of the former office property, which is being recast to support a more diverse mix of daily-use and lifestyle offerings.
Complementing the food and wellness concepts, Dogtopia will provide daycare, boarding, and spa services for dogs, targeting a growing base of pet-owning customers in and around the property. Greatness Wins, an athletic apparel brand founded by Chris Riccobono, Derek Jeter, and Misty Copeland, will open its first flagship location along District Drive at The Park. The flagship store is positioned as an elevated retail experience within the campus.
Leadership at The Park emphasizes that these signings mark a significant step in the transformation of the former office complex. Shane Connell, executive vice president at The Connell Company, said the mix of wellness, dining, and lifestyle brands reflects the momentum behind the redevelopment and brings fresh, energetic, and inviting uses to the neighborhood. The six new tenants are part of a multi-phase effort to reposition the campus and reinforce its role as a mixed-use destination.
