Shuttered Memphis High School Transforms into Mixed-Use Development

The former Northside High School campus in Memphis has been vacant since 2016. However, a team of experienced developers will soon begin transforming the space into a 200,000-square-foot mixed-use project. This highly anticipated project is already pre-leased and comes with a price tag of $72 million.

Led by The Works Inc., a Memphis nonprofit specializing in affordable housing, and ComCap Partners, an established development company, this project will feature various tenants including Muggin’ Coffeehouse and the fourth location for Moore Tech. Additionally, the new home for the Memphis Symphony Orchestra will also be housed within this vibrant community.

With rates set at 80% of the local median income level (and some units even lower at 50%), Northside Square is expected to offer affordable housing options to its residents. The residential portion of this development will occupy both the third floor and top floor while leaving ample space on lower levels for foot traffic.

Shuttered since 2016, Northside High School in Memphis is undergoing an exciting transformation into a mixed-use development led by seasoned developers from The Works Inc., focused on providing affordable housing solutions; and ComCap Partners who specialize in building projects like these. With pre-leasing already underway for its diverse mix of tenants such as Muggin’ Coffeehouse and Moore Tech’s fourth campus along with plans to accommodate other businesses like Memphis Symphony Orchestra’s new home – all under one roof spanning over an impressive area measuring up to approximately two hundred thousand square feet – it promises great prospects ahead!

This ambitious venture aims towards offering reasonably priced accommodations that are pegged at eighty percent below what locals earn per annum while some units cater specifically towards those earning fifty percent less than their counterparts do! Housing forty-two families overall across three floors plus ground-level retail spaces ensures maximum convenience without compromising privacy or security concerns whatsoever!
