Cammeby’s has announced that SHoP Architects has renewed and expanded its office lease at the historic Woolworth Building at 233 Broadway in Lower Manhattan. The architecture firm, a long-term office user in the property, has committed to a new 15-year term that will keep its New York City headquarters in the landmark tower.
The deal covers approximately 56,000 square feet of office space across the building’s 10th and 11th floors. SHoP will continue to occupy 28,098 square feet on the 11th floor and 22,612 square feet on the 10th floor. In addition, the firm is expanding by 5,486 square feet, enabling it to lease the full floor plates on both levels.
SHoP Architects has maintained its New York City headquarters at the Woolworth Building since 2013, and the new lease structure solidifies that presence well into the next decade. The extension and expansion keep the firm consolidated in a single, vertically stacked office block in the tower, reinforcing the building’s role as its primary base of operations in the city.
The announcement comes as Cammeby’s focuses on a broader initiative to enhance the Woolworth Building’s appeal for creative and office users in Downtown Manhattan. The ownership group is working on aesthetic upgrades, activations, and other improvements designed to position the property as a creative hub within the Lower Manhattan office market.
Commenting on the transaction, Cammeby’s Principal Avi Schron framed SHoP’s renewed commitment as aligned with the firm’s vision for the property. He noted that the effort to reshape and reimagine the historic building is driven in part by long-term tenants that continue to grow their businesses in the space. Schron described SHoP Architects as an exceptional firm and emphasized the landlord’s enthusiasm about continuing the relationship.
On the leasing side, Brian Siegel of The Lawrence Group represented both SHoP Architects and the landlord in the transaction. By working as dual representative, Siegel served as the point of contact for both parties in structuring the 15-year renewal and expansion.
The combination of SHoP’s long-standing headquarters presence, the full-floor configuration on the 10th and 11th floors, and Cammeby’s ongoing investment in improvements reinforces the Woolworth Building’s role as a key creative and office address in Lower Manhattan.
