SFA Agency LLC is set to expand and extend its presence at One Battery Park Plaza, with building owner Rudin announcing a new long-term commitment at the Lower Manhattan office tower. The financial services firm, an affiliate of Northwestern Mutual, has agreed to a 10-year lease extension that will take its total footprint at the property to 14,071 square feet.
The transaction will not only lengthen SFA Agency’s term in the building but also increase its space. According to Rudin, the tenant will add 5,170 square feet as part of the new agreement and will relocate within the building in early 2027. SFA Agency has been a tenant at One Battery Park Plaza since 2023, and the expanded lease reinforces its decision to remain in the downtown office market.
One Battery Park Plaza is described as a 35-story, 800,000-square-foot office tower in Lower Manhattan. Rudin reported that the property is now 99% leased, reflecting what the company characterizes as strong tenant demand for space in the building. The high occupancy level follows a period of leasing activity that Rudin referenced as a sign of robust interest in the asset.
Commenting on the transaction, Kevin Daly, vice president of office leasing at Rudin, linked SFA Agency’s decision to extend and grow its footprint to the landlord’s approach to tenant service. Daly said that the long-term extension and expansion reflects Rudin’s focus on customer service and pointed to the building’s leasing performance and virtual full occupancy as evidence of continued appetite for well-located, high-quality office space in Lower Manhattan.
Daly represented building ownership in negotiating the lease extension and expansion. On the tenant side, SFA Agency was represented by Scott Vinett of Savills. No additional financial terms of the lease, including rental rates, were disclosed. The transaction further solidifies the occupancy profile of One Battery Park Plaza as the building approaches full lease-up.
