**Seyon Group Acquires Single-Tenant Industrial Property in Canton, MA for $7.1M**

Marcus & Millichap has completed the sale of a single-tenant industrial property located at 40 Hudson Road in Canton, Massachusetts. The 39,687-square-foot warehouse, set on 2.67 acres, was acquired by the Seyon Group for $7.1 million. The property is fully leased to an electrical manufacturing firm.

First Vice President of Investments Harrison Klein represented the buyer, Seyon Group, while the seller, Canton II JB Capital LLC, was self-represented.

“We recognized the growth potential for this asset and generated a strong offer that compelled ownership to sell,” said Klein. “This sale is a testament to the institutional interest for quality buildings, especially along the Route 128 corridor.”

Strategically located along the Route 128 corridor, the property lies in a key commercial area supporting corporate offices, technology firms, and distribution operations that serve the Greater Boston region.
