Seven Equity Group has purchased 875 and 899 Howard Street, a pair of vintage office buildings totaling about 280,000 square feet in downtown San Francisco, for $65.5 million. The two-building complex, located at the intersection of Howard Street and Fifth Street, changes hands from Hudson Pacific Properties in a transaction supported by acquisition financing.
Genesis Capital Group originated a $51 million acquisition loan for the purchase, according to reporting cited from Commercial Search. The financing backs Seven Equity Group’s buy of the side-by-side assets, which combine early 20th century construction with a contemporary office use profile in a walkable, transit-served pocket of the city.
The buildings first opened in 1920, underscoring their status as vintage product within the downtown San Francisco office inventory. The structure at 899 Howard was converted from retail to office use, reflecting a shift in how the property has been utilized over time. Transwestern serves as the leasing manager for both properties, positioning the assets for future tenanting and occupancy efforts.
At the time the sale closed, the six-story building at 875 Howard was 36 percent occupied, while the three-story building at 899 Howard was completely vacant. This occupancy profile gives the buyer a mix of in-place income and leasing upside, with one building partially leased and the other available for new tenants. The buildings previously traded in 2007 for $46 million, when Hudson Pacific Properties acquired them from The Reliant Group, marking a notable step-up in pricing over the last sale.
The location near Interstate 80 and U.S. Route 101 provides regional connectivity, while proximity to multiple dining options and public transit, including BART and MUNI, enhances the buildings’ appeal for office users seeking central access. Within this context, the properties offer a combination of historic character and downtown positioning that may appeal to a range of occupiers as leasing efforts proceed.
Size-wise, 875 Howard comprises 188,252 square feet across six stories, and 899 Howard totals 92,000 square feet over three stories. Together, they form a sizable downtown San Francisco office footprint with a blend of stabilized and value-add components, now under new ownership and backed by fresh acquisition financing.
