SENTRE has acquired a 104,298-square-foot industrial property at 2840 Loker Ave. East in Carlsbad in a transaction facilitated by CBRE. The asset traded for $26.6 million, and CBRE also arranged financing in connection with the sale.
The property is situated within the Carlsbad Technology Center, a business park that has attracted a range of industrial and technology users. The building is fully leased to Glanbia Nutritionals, a global producer of nutrition and performance products, and has functioned as a key operational and logistics hub for the company since 2001.
CBRE represented the seller, identified as the ownership group of Bixby Capital Management and LaSalle Investment Management. The brokerage team of Hunter Rowe, Michael Longo, Barbara Perrier and Matt Carlson handled investment sales duties on behalf of the ownership during the disposition process.
On the capital markets side, CBRE also arranged debt for the buyer. Scott Peterson and Michael Kolcum of CBRE secured financing for SENTRE in connection with the acquisition, although specific loan terms and the lender were not disclosed in the announcement.
Leasing advisory services at the property are being provided by CBRE as well. Brokers Roger Carlson, Dennis Visser and Blake Wilson are responsible for leasing matters at the building, which remains fully occupied by Glanbia Nutritionals under a long-term arrangement.
According to CBRE’s Hunter Rowe, the transaction attracted strong interest from investors focused on mission-critical and advanced manufacturing industrial facilities. Rowe noted that investor demand and liquidity continue to be robust for assets with long-term occupancy by essential users, particularly when supported by strong underlying market fundamentals and a prime location within the Carlsbad area.
The acquisition adds to SENTRE’s growing industrial portfolio in the Western United States. The firm has completed more than $350 million in recent industrial investments across the region, underscoring its ongoing strategy of targeting stabilized, tenant-critical logistics and production assets like the Carlsbad property leased to Glanbia Nutritionals.
