The Housing Opportunities Commission of Montgomery County (HOC) has successfully secured over $303 million in financing for the Hillandale Gateway project, a new mixed-income and mixed-use community. This marks the largest investment in residential housing in East County within the last 50 years and is being developed through a partnership between The Duffie Companies and PS Ventures. The development will be built to meet Passive House building standards.
Once completed, Hillandale Gateway will be one of Maryland’s largest passive house multifamily communities and also home to Radia, which will become Maryland’s first Zero-Net Energy multifamily residential building. The project includes two high-rise buildings with a total of 463 units.
To fund this development, $35 million was provided by the Housing Production Fund (HPF), which offers low-cost construction financing for publicly-owned new developments that promote mixed-income living like Hillandale Gateway. HPF is a revolving loan fund with an initial amount of $100 million dedicated towards supporting similar projects.
