Third & Urban, a mixed-use developer, has secured $64.5 million to construct Residences at The Pass in Charlotte’s NoDa Arts District. This 335-unit multifamily project will be integrated into the multi-phased mixed-use development called The Pass which will encompass 260,000 square feet of office and retail space with its first phase opening this fall featuring 80,000 square feet of retail, entertainment and offices. Third & Urban is preserving the character of the site’s existing warehouse buildings while supplementing with new construction to create a walkable district.
Blueprint Local is serving as primary capital partner while CrossHarbor Capital Partners is providing financing for the multifamily component. Niles Bolton Architects are handling design duties; Thomas & Hutton are acting as civil engineers; NRP Group serves as general contractor; Foundry Commercial handles office leasing within commercial components and Thrift Commercial Real Estate leads retail leasing efforts..
