Skanska has secured a new restaurant tenant for The Eight, its 25-story office tower at 10770 NE 8th St. in downtown Bellevue. Sea Creatures, a family of locally owned and operated Seattle restaurants, has signed a lease for space in the building, marking the restaurant group’s first expansion to the Eastside.
The Eight offers 541,000 square feet of office space and features a fully leased ground-floor retail lineup, which will now include the new Sea Creatures concept. The deal adds a locally recognizable dining brand to the project’s retail mix, further activating the base of the tower and enhancing on-site amenities for office users and nearby residents and workers.
Sea Creatures is owned and operated by chef Renee Erickson and her partners, who have built a portfolio of restaurants across Seattle over the past several decades. Skanska highlighted the group’s long-standing role in shaping the region’s dining landscape, noting that bringing Erickson’s team to Bellevue represents a notable milestone for The Eight’s positioning in the market.
Completed in 2025 and designed by architecture firm Pickard Chilton, The Eight is described as Bellevue’s first project to achieve LEED v4 Core & Shell Platinum certification. The sustainability designation underscores the building’s focus on high-performance design at a time when environmental standards are an increasing differentiator for new office product.
Office leasing at The Eight is reported to be strong, with Skanska having leased more than 93 percent of the tower’s office space to date. With the office component largely committed and the ground-floor retail fully leased, the addition of Sea Creatures’ first Eastside restaurant underscores the property’s ability to attract both office tenants and experiential retail operators.
The Sea Creatures lease further establishes The Eight as a prominent mixed-use office destination in downtown Bellevue, combining a large-format, Class A office footprint with a curated retail offering anchored by regional food and beverage operators.
