Schertz Industrial Park: 1.4M SF Development Underway

An investment and development venture based in Houston is planning to construct a six-building industrial park in Schertz, Texas. Upon completion, the Park 35 project will offer 1.4 million square feet of warehouse space near Amazon’s DSX9 facility along Interstate 35.

The San Antonio Business Journal reports that Investment & Development Ventures LLC acquired a 118-acre parcel at 22867 I-35 North for $9.6 million in 2021 and plans to begin construction on the park this August 2023 with an estimated one year timeline for completion. Most of the buildings — amounting to about 1 million square feet — are slated to be built speculatively while Building 6 has been outlined as a build-to-suit opportunity up to 350,000 square feet in size.

Houston’s Powers Brown Architecture is designing the project with Roger Hill from JLL leading leasing efforts on behalf of Investment & Development Ventures LLC .
