Lincoln Property Company has completed two new office leases totaling 65,378 square feet at Santa Monica Gateway, a Class A creative office complex at 2834 Colorado Avenue in Santa Monica. The transactions were executed on behalf of the property ownership and involve full-floor commitments from two consumer health brands.
Healthcare apparel company FIGS signed a new 39,260-square-foot lease for the entire fourth floor at the property. In a separate transaction, women’s health supplement brand O-Positiv committed to a 26,118-square-foot lease for the entire first floor. Both leases expand the tenant roster at Santa Monica Gateway with companies tied to the broader health and wellness sector.
Lincoln’s Kent Handleman and Douglas Brown acted as the exclusive leasing agents for the landlord in the negotiations. On the tenant side, O-Positiv was represented by Andrew Sinasohn of Zacuto Group. FIGS was represented by a CBRE team including Jacob Bobek, Scott Steuber, Jonathan Dezzutti and Michael Gray, reflecting a multi-firm brokerage lineup involved in the deal-making.
Santa Monica Gateway is positioned at the southeast corner of Colorado Avenue and Stewart Street. The project consists of two four-story, LEED-certified office buildings characterized by contemporary concrete, glass and metal detailing. Designed as a creative office environment, the complex offers a combination of workspace and amenity areas aimed at modern office users.
The property totals 204,000 square feet of creative office space supported by ground-floor amenity space. Floor plates at the project can span up to 40,000 square feet, allowing for both full-floor and multi-tenant configurations. The new leases by FIGS and O-Positiv demonstrate the property’s ability to accommodate tenants seeking large, contiguous floor plates within a Class A setting.
By securing these two leases, ownership has committed significant portions of the first and fourth floors to new tenants, further stabilizing occupancy at the two-building complex. The combination of LEED certification, contemporary design and sizable floor plates positions Santa Monica Gateway as a competitive option for office users in the local market.
