Sansone has completed a new build-to-suit logistics facility for Palmer Logistics at Midlothian Business Park, delivering a modern industrial asset tailored to the tenant’s operational needs. The property spans 269,700 square feet and is situated on a 26.5-acre site, providing Palmer Logistics with a sizable footprint for its distribution activities.

The facility is fully leased to Palmer Logistics, a fourth-generation, Houston-based third-party logistics provider. As a dedicated build-to-suit for Palmer International, the building has been designed for the storage and distribution of hazardous materials, positioning the tenant to handle specialized inventory and regulatory requirements within a single, purpose-built platform.

Construction on the project began in August 2025, with ARCO/Murray serving as the general contractor. The delivery of the facility marks the culmination of that construction timeline and brings new industrial capacity online at Midlothian Business Park for the hazardous materials segment of the logistics sector.

This project represents the first completed development between Sansone Group and Palmer Logistics, establishing a new relationship between the development firm and the third-party logistics operator. The successful delivery of the building provides a template for future collaborations between the two companies should they choose to expand the partnership.

The facility also stands out as the inaugural project delivered through Sansone Group’s programmatic funding initiative targeting third-party logistics operators within the International Warehouse Logistics Association (IWLA) network. By bringing this first asset online under the initiative, Sansone Group has activated a funding framework intended to support 3PL users across the IWLA ecosystem.
