Goldman Sachs and Lincoln Property Company have secured an $83.8 million construction loan for their joint venture on Waterstone, a nearly 900,000-square-foot industrial development in San Marcos. The senior portion of the loan was provided by Bank OZK, while Affinius Capital originated the subordinate portion.
According to Tom Burns of Affinius Capital, this deal presented a great opportunity to provide financing for a strategically located industrial complex with easy access to I-35 and both San Antonio and Austin.
The project will cover 894,000 square feet and include features such as clear heights ranging from 32 to 36 feet, truck court depths between 185 and 200 feet, a total of192 dock doors in various configurations (rear-load or cross-dock), as well as parking space for up to994 vehicles across its four buildings.
Construction on Waterstone is set to begin in November2024 with an estimated completion date of February2026.

Waterstone will feature four buildings offering amenities like high ceilings measuring between thirty-two-to-thirty-six-feet-clear-heights; deep truck courts stretching one-hundred-eighty-five-to-two-hundred-feet-long; one hundred-ninety-two loading docks available either through rear-loading or cross-docking options ; along-with nine-hundred-ninety-four parking spots spread out throughoutthe entire complex.
Construction on Waterstone is scheduled to commence in November 2024, with an expected completion date of February 2026.
