**San Jose Office Property Sells for $9.75M, Offering Income and Growth Potential**

Marcus & Millichap has announced the sale of a three-story multi-tenant office property located at 1054 S. De Anza Boulevard in San Jose. The 31,701-square-foot building sold for $9,750,000.

Yuri Sergunin, Managing Director of Investments at Marcus & Millichap’s Palo Alto office, noted that the property “features a diverse mix of professional services tenants and was 75% occupied at the time of sale, offering the buyer both immediate income and long-term upside.”

The property was marketed by Vince Schwab, J.J. Taughinbaugh, and Sergunin—investment specialists from Marcus & Millichap’s San Francisco and Palo Alto offices—on behalf of the seller. The buyer was represented by Simon Chen of Buffalo RE, Inc.

Originally constructed in 1985, the office building sits on a 1.22-acre lot at a prominent corner on South De Anza Boulevard. Its location provides proximity to Stevens Creek Boulevard and Highway 85, while the property’s short-term lease structure offers flexibility for owner-users and eligibility for SBA financing.
