Steel Peak, a commercial real estate investment firm specializing in industrial outdoor storage (IOS) properties, has recently purchased an IOS property at 6975 Camino Maquiladora in San Diego for $2.62 million. This acquisition marks the fifth IOS property added to Steel Peak’s portfolio in 2024.
Despite being established just this year in January, Steel Peak has quickly become the most active IOS investment group within the San Diego market. Looking ahead to 2025, the company plans to expand its portfolio by acquiring more IOS properties across key markets throughout the Western U.S.
According to Blake Rodgers, principal at Steel Peak: “We have seen a significant increase in demand for small-to-mid-sized functional warehouses with ample yard space for outdoor storage – making IOS a highly sought-after investment class.” While their focus was primarily on San Diego during their first year of operation, they aim to strategically acquire additional properties within other key Western markets next year.
