San Antonio Office Building Owner Approved for Apartment Project

San Antonio City Council has approved a zoning change allowing Houston-based real estate firm Woodbranch Management Inc. to redevelop one of the office properties at 8401 Datapoint Drive into an apartment building. This decision permits the developer to build at a density of 60 units per acre at Highpoint One, while Highpoint Two will continue to function as an office property for the foreseeable future.

According to the *San Antonio Business Journal*, Woodbranch acquired the property in 2023 following the previous owner’s bankruptcy. Prior to the sale, Capital One, which was owed $53 million in the case, led multiple sales attempts before Woodbranch ultimately secured the property as the ground lease owner.

The approved zoning change also allows the developer to construct a structure no taller than six stories behind Highpoint One. Additionally, any new construction within 150 feet of the eastern property line is subject to height restrictions to prevent encroachment on the neighboring condominium community.
