According to associate Ben Kohl, the property’s value was increased by $100,000 through a competitive marketing process and ultimately closed at 95% of the list price with a 7.94% cap rate. The transaction was completed within 50 days of listing due to multiple qualified offers generated.
Kohl and Mitchell Kiven from Marcus & Millichap’s Chicago Downtown office were responsible for marketing the property on behalf of the seller, who is a local family. Todd Lindblom also played an important role in closing the transaction as Broker of Record in Wisconsin.
The store is situated on 2.3 acres at 7101 W Lisbon Ave and spans over an area of 25,154 square feet that was constructed back in1960. It has been operating as a high-performing Sentry since2008 with an absolute-net lease currently having4 .5 years remaining.
