**Sagard Realty Sells 132,599-SF BlueCross BlueShield Building in Houston**
Sagard Realty has completed the sale of a two-story, 132,599-square-foot office building located in West Houston, Texas. The property, known as the BlueCross BlueShield building, was acquired by Fuller Realty Partners in partnership with ICP Funds.
Originally developed in 1999, the building has consistently attracted large corporate tenants. BlueCross BlueShield recently committed to a long-term, 11-year lease for the entire facility. With their occupancy, the building is set to undergo a full interior renovation and upgrades to on-site amenities.
One of the property’s distinguishing features is its expansive parking capacity, offering 819 parking spots in a mix of surface and covered spaces—boasting the highest parking ratio among buildings of similar size (15,000 square feet or greater) in West Houston.
The sale was facilitated by JLL Capital Markets, with Kevin McConn and Rick Goings representing the seller on the Investment Sales and Advisory team. JLL’s Debt Advisory team, led by Wally Reid and Cameron Cureton, advised on behalf of the borrower.
