Sacramento Investor Purchases Dutch Bros Ground Lease

SRS Real Estate Partners has successfully completed the acquisition of a Dutch Bros property located at 4085 Cameron Park Dr. in the suburban area of Sacramento for $2.7 million. The property, which was built in 2024 and spans over 950 square feet on a spacious 0.87-acre lot, boasts a new and secure lease agreement with an absolute triple-net corporate guarantee for the next fifteen years.

The buyer, represented by VP Alexander Moore, is a private investor based in Sacramento who was looking to complete a tax-deferred exchange under section 1031 of the Internal Revenue Code. On the other hand, Oregon-based investment group served as sellers.

According to Moore: “This investment perfectly suited my client’s needs as it offers them steady cash flow through their ground lease with Dutch Bros – one of America’s fastest-growing drive-thru coffee chains – situated in affluent Cameron Park.” He further added that its strategic location near Cameron Park Place Shopping Center and just one block away from US Highway provides ample opportunities for consumer activity.
