Fulcrum Development and GrayStreet Partners have received early approval from the Historic and Design Review Commission (HDRC) in San Antonio for their 15-acre campus project, known as Broadway East or the BESA District. The developers aim to create a mixed-use development spanning 1.8 million square feet, featuring retail, hospitality, multifamily and office spaces. The site is currently an empty lot located across from Pearl.
According to reports from the San Antonio Business Journal, there will be a strong emphasis on retail at Broadway East with a focus on home furnishings, fashion, wellness and beauty brands that reflect the area’s heritage. Leasing for this portion of the project will be handled by Shop Companies while efforts are also underway to secure a grocer for BESA District.
The first phase of construction is projected to be completed by 2026 with plans being designed by New York-based Kohn Pedersen Fox in collaboration with Austin-based landscape architect dwg.. However before any work can begin on-site , final approval must still be obtained from HDRC.
This exciting new development promises to bring new life into this part of San Antonio once it comes into fruition.
