**S3 Capital Amasses $730 Million to Date for Third Credit Fund**
S3 Capital, a leading private real estate credit manager, has secured $730 million in commitments to date for its latest offering, S3 LB Real Estate Credit Fund III. This figure includes $450 million in equity commitments and an additional $280 million from separately managed accounts and co-investment agreements.
The fund remains open to investors through the first quarter of 2026 and is targeting a total of $650 million in equity commitments, with a hard cap set at $850 million. Additional co-investment opportunities will be available exclusively to Fund III investors.
“We have seen strong interest in Fund III from a diverse range of institutional investors, including U.S. and international endowments, insurance companies, and pension funds who recognize the long-term opportunity in multifamily lending,” said Robert Schwartz, co-founder of S3 Capital.
“These groups are increasingly drawn to the fundamentals of specialized real estate credit as an asset class and have confidence in our approach to underwrite and service loans in supply-constrained, high-growth markets. It’s rewarding to partner with investors who share our conviction and recognize this growing opportunity,” Schwartz added.
