S3 Capital has originated a $131.5 million refinance and construction loan for a new purpose-built student housing tower in the Washington Heights neighborhood of Manhattan. The financing will support development of a high-rise property at 465 W. 165th St., advancing a student-focused residential project in a supply-constrained part of the city.
The 28-story tower is designed specifically for student use, targeting individuals studying at nearby universities and hospitals. Upon completion, the building is expected to contain 276 residential units and 321 beds, organized across 148,074 net rentable residential square feet. The unit mix and bed count are tailored to student demand rather than conventional multifamily layouts.
An Institutional Property Advisors team led by Max Herzog and Eric Toddy arranged the financing on behalf of Edge Property Group. Their role included structuring the refinance and construction loan package that will move the project forward, aligning capital with a specialized residential asset aimed at academic and medical institutions in the area.
The transaction represents S3 Capital’s entry into the purpose-built student housing sector. The firm views this asset class as closely aligned with its core focus on residential properties in markets where new supply is limited. By backing a student-oriented tower in Washington Heights, S3 Capital is extending its strategy into a niche where the underlying demand dynamics resemble, and in some cases intensify, those seen in broader multifamily housing.
Commenting on the move into student housing, Steven Jemal, managing director of origination at S3 Capital, noted that the firm has been monitoring the sector for an extended period. He observed that the supply-demand relationship in student housing often reflects broader multifamily conditions, but with even tighter imbalances in many university markets. The Washington Heights project is positioned within that context, serving a cluster of nearby educational and healthcare institutions that rely on proximate housing options for students.
With the refinance and construction loan in place, Edge Property Group has secured a capital structure intended to carry the tower through development. The combination of dedicated student housing design, a high-rise format, and adjacency to universities and hospitals underscores ongoing investor interest in specialized residential assets tied to education and healthcare demand drivers.
