A large mixed-use project is set to add new residential and commercial space in Wesley Chapel, an expanding suburban community in Pasco County. The development, known as Pomelo Square, is planned to deliver a combination of apartments, townhomes, retail space and a hotel in what has been described as a fast-growing area.
According to reporting cited from the Tampa Bay Business Journal, Pomelo Square is slated to include 325 apartments and 90 townhomes. The project will also feature more than 42,000 square feet of retail space, along with a hotel component, further broadening the area’s housing and commercial offerings.
Ryan Cos. has been engaged as the builder for the apartment and retail portions of the project. Homebuilder PulteGroup will construct the 90 townhomes on the eastern portion of Pomelo Square. Plans specify that the townhome section will comprise nine buildings with eight units each and three buildings with six units each, creating a defined mix of building sizes within the residential program.
The multifamily component will be organized into six buildings, each ranging from 40 to 65 units. This configuration spreads the apartment units across multiple structures rather than concentrating them in a single large building. The overall site plan also incorporates outparcels that are intended to support additional retail and restaurant use.
One outparcel adjacent to a multifamily building is programmed for a 6,000-square-foot restaurant, which will have 60 dedicated parking spaces to serve the venue. Another outparcel is planned to accommodate a 3,000-square-foot drive-thru restaurant, adding further food and beverage options within the project and reinforcing the retail component beyond the core 42,000 square feet of space.
The project team anticipates that Pomelo Square will be completed in the first quarter of 2028, positioning the development to deliver new housing and retail inventory to Wesley Chapel on a defined timeline. Leasing representation for the landlord is being handled by Alex Wright, managing director of Franklin Street, who is representing ownership interests in the project.
With its combination of apartments, townhomes, retail space, a hotel and restaurant outparcels, Pomelo Square is structured as a substantial mixed-use addition to Wesley Chapel’s built environment. The scale of the residential and commercial program underscores ongoing development activity in this Pasco County suburb within the greater Tampa Bay area.
