Ryan Companies US, Inc., in a joint venture with Washington Capital Management, Inc., has closed on the land and commenced construction of a speculative industrial project in Bellwood, Illinois. The development calls for a 190,000-square-foot facility designed to serve a range of industrial tenants.
The project is rising on the former SureBuilt building site at 840 25th Avenue. The location is positioned to appeal to users that prioritize regional connectivity, with immediate access to Interstates 290, 294, and 88. The site is also situated within a distribution corridor that benefits from proximity to O’Hare International Airport and a large, skilled labor pool.
The new facility will feature a 32-foot clear height, providing modern functionality for a variety of industrial uses. The building’s flexible design is intended to accommodate operations spanning warehousing, distribution, and light manufacturing, allowing the asset to serve both logistics-oriented and production-focused tenants as demand evolves.
Construction has begun and the project is expected to be completed in the spring of 2027. As a speculative development, the facility is being brought to market without pre-committed tenants, signaling confidence that its location and design will attract users seeking contemporary industrial space in the area.
Ryan Companies’ activity in the regional industrial market extends beyond this Bellwood development. Beginning in 2017, the firm led work at Pullman Crossings, delivering five industrial facilities totaling more than 1 million square feet. That earlier effort includes notable projects such as the Whole Foods Midwest Distribution Center and an Amazon last-mile distribution center, illustrating Ryan’s role in delivering institutional-grade logistics product.
The Bellwood project builds on this track record by adding another large-format, modern industrial facility to the regional supply. With construction now underway, Ryan Companies and Washington Capital Management, Inc. are moving forward on a speculative basis in a location that offers direct interstate access and connectivity to one of the nation’s major air cargo hubs.
